Buying off-plan in Dubai, step by step
What happens between choosing a unit and getting the keys, and what each step costs.
Shortlist
Compare projects on price per square foot, payment plan, handover date and the developer's delivery record. We send floor plans and price lists for each.
Reserve the unit
You pay a booking amount to the developer to hold the unit, usually part of the first instalment. Read what is refundable before you pay.
Sign the SPA
The Sales and Purchase Agreement sets the price, payment schedule, handover date and what happens if either side is late. We go through it with you line by line.
Oqood registration
The developer registers your purchase with the Dubai Land Department on the Oqood system. The DLD fee is 4% of the price plus admin fees, normally paid at this stage.
Pay into escrow
Instalments go into the project's escrow account, regulated by RERA, and are released to the developer as construction progresses. Always pay to the escrow account on your SPA.
Follow construction
Developers publish progress through the DLD. We send you updates and remind you before each instalment is due.
Handover
Before the final payment, inspect the unit and list defects (snagging). After payment, the title deed is issued in your name and you get the keys.
